By virtue of a certified copy of a decree to me, directed from the Clerk of Superior/Circuit Court of Warrick County Indiana, requiring me to make the sum as provided for in said DECREE, with interest and cost, I will expose at public sale to the highest bidder at the date, time and location listed above, the fee simple of the whole body of Real Estate, a certain tract or parcel of land described as follows:

PARCEL 1: Part of Lot seven (7) in Turner Mobile Home Subdivision, according to the recorded plat thereof, as recorded in Plat File #1, Card #111, in the Office of the Recorder of Warrick County, Indiana, more particularly described as follows: Beginning at a point on the South line of said Lot seven (7), South 69 deg. 17 min. East a distance of 37.21 feet from the southwest corner thereof, from said place of beginning continue South 69 deg. and 17 min. East along the south line of said Lot seven (7) for 150.0 feet, thence north 11 deg. 28 min. and 21 sec. East through said Lot seven (7) for 290.6 feet to a point on the northerly line of said Lot seven (7) and the Southerly line of County Road South 750, thence South 83 deg. 05 min. and 06 sec. East along the Southerly line of said County Road for 54.47 feet thence South 87 deg. 36 min. and 20 sec. West along the Southerly line of said county road 750 feet for 95.53 feet to the Northwest corner to said Lot seven (7), thence South 11 deg. 43 min. and 00 sec. West through said Lot seven (7) for 239.34 feet to the place of beginning. A triangular parcel of land in the Northeast corner of the above described real estate is a part of the reversionary easement to the State of Indiana for the construction of a private driveway. The owner of the above described real estate sets off this triangular parcel of land as an easement for ingress and egress to the real estate and lots lying East of the above described real estate. EXCEPTION HEREFROM: That part of Lot 7 in Turner Mobile Home Subdivision of part of the East half of the Southwest Quarter of Section 11, Township 7 South, Range 8 West in Warrick County, Indiana, as per plat thereof, recorded in Plat File 1, Card 111, in the Office of the Recorder of Warrick County, Indiana and being more particularly described as follows: Commencing at the Southeast corner of said Lot 7, thence along the southerly line thereof North 69 deg 17 min. 00 sec. West 37.79 feet to the Southeast corner of a parcel conveyed to James C. Nicholson and Marilyn D. Nicholson, per deed recorded June 24, 1985, in the Office of the Recorder of Warrick County, Indiana, thence along the easterly line thereof, North 11 deg. 28 min. 29 sec. East a distance of 270.31 feet to a point on the southerly line of a reversionary easement to the State of Indiana for driveway reconstruction, said point being 260.00 feet southwesterly, measured perpendicular from the centerline of State Road 66, also being the true point of beginning, thence along said easement line North 61 deg. 43 min. 29 sec. West parallel with the centerline of said State Road 66 a distance of 55.68 feet to the apparent south right-of-way line of South 750 Road, also being the apparent north line of said Lot 7 as shown on a survey by Sam Biggerstaff, Indiana Land Surveyor No. 9838, dated January 24, 1978, thence along said right-of-way line and said lot line, thence along said line South 83 deg. 05 min. 06 sec. East a distance of 53.47 feet to the northeast corner of the aforesaid Nicholson parcel, thence along the easterly line thereof, South 11 deg. 28 min. 29 sec. West a distance of 20.35 feet to the true point of beginning and containing 542.3 sq. ft., more or less. The above description describes the area lying south of the south right-of-way line of County Road South 750 north of the south line of a reversionary easement to the State of Indiana for driveway reconstruction, being a line 260 feet southwesterly and parallel with the centerline of State Highway 66, and the west line of the certain tract of land conveyed to James C. Nicholson and Marilyn K. Nicholson per deed recorded in Deed Dr. 2, Card 3015, in the Office of the Recorder of Warrick County, Indiana. PARCEL II: Part of Lot 7 in Turner Mobile Home Subdivision of part of the East half of the Southwest Quarter of Section 11, Township 7 South, Range 8 West in Warrick County, Indiana, as per plat thereof, recorded in Plat File 1, Card 111, in the Office of the Recorder of Warrick County, Indiana, and being more particularly described as follows: Commencing at the Southeast corner of said Lot 7, thence along the south line thereof, North 69 deg. 17 min. 00 sec. West, a distance of 20.53 feet to the true point of beginning, thence continue North 69 deb. 17 min. 00 sec. West a distance of 17.26 feet to the southeast corner of a certain tract of land conveyed to James C. Nicholson and Marilyn D. Nicholson, per deed recorded June 24, 1985, in the Office of the Recorder of Warrick County, Indiana, thence along the easterly line thereof, North 11 deg, 28 min. 29 sec. East a distance of 270.31 feet to a point on the southerly line of a reversionary easement to the State of Indiana for driveway construction, said point being 260.00 feet southwesterly, measured perpendicular from the centerline of State Road 66, thence along said easement line, parallel with the centerline of SR 66, South 61 deg. 43 min. 29 sec. East a distance of 17.79 feet, thence South 11 deg. 28 min. 29 sec. West a distance of 267.94 feet to the true point of beginning. Subject to all building and use restrictions of record and all existing easements, highways and rights-of-way. Also includes a 2009 Clayton mobile home Serial No. CLM089668TN

Together with rents, issues, income and profits thereof, this sale will be made without relief from valuation or appraisement laws. In accordance to the requirements of IC 32-29-7-3, this Notice shall also represent service of Notice of Sale of this real estate upon the owners.
