This shall serve as official notice that the Town of Chandler's Environmental Manager found a nuisance or unsafe building to exist pursuant to Chandler Municipal Code Chapter 94 on your property at:

Specifically, the building and property listed above has numerous code violations and safety concerns making it unsafe to people in the town, a hazard to public health, a public nuisance, and vacant and blighted and not maintained in a manner that would allow human habitation or use. This requires immediate action on your part. The unsafe building and nuisance must be abated and corrected within twenty-five (25) days from the date of this notice. Specifically, you will need to (1) mow and trim the grass on a regular schedule to keep it maintained: (2) trim and clean up trees and brush on the property; (3) cut down and haul off dead trees: (4) seal all doors, roofing, and windows: (5) demolish the building and any accessory structures; and (6) remove all trash, materials, and debris from the premises.
Pursuant to IC § 36-7-9-7, the Chandler Town Council will hold a hearing on the matter at its meeting on April 1, 2019, at 6:00 p.m. at the Chandler Town Hall, 401 E Lincoln Ave., Chandler, Indiana 47610. At the hearing the council may make findings and affirm this order to abate. In addition to affirming the order, in those cases in which the Town Council finds that 4832-6841-3832. vi there has been a willful failure to comply with the order, the council may impose a civil penalty in an amount not to exceed five thousand dollars ($5,000).
Failure to comply and abate the nuisance and unsafe building within twenty-five (25) days can also result in the town proceeding to correct such nuisance on its own. Should the
town abate the nuisance on its own, you will be responsible for the administrative and removal costs, including any legal fees needed to collect any debts.
Additionally, if a final nuisance determination is made, and you have failed to correct the nuisance, the town may issue a violation citation of at least twenty-five dollars ($25.00) for a first offense, fifty dollars ($50.00) for a second offense, and one hundred dollars ($100.00) for all subsequent offenses. Each day after the expiration date of the time limit ordered for abatement shall constitute a distinct and separate offense.
